What Is BIM and Why Does It Matter for Your Construction Projects?

If you work in construction, you’ve been hearing about BIM (Building Information Modeling) for years now. But what does it actually change for a project?
More than a 3D model
A traditional CAD drawing shows what a building looks like. A BIM model also carries the information: exact dimensions, materials, quantities, and relationships between elements (a wall "knows" which doors and windows it contains), among other things.
That information is structured according to a Level of Development (LOD) defined for each project phase — an LOD 200 in schematic design doesn’t need the same level of detail as an LOD 400 ready for fabrication and installation.
The BIM Management Plan (BMP): the project’s roadmap
Before any modeling begins, a serious BIM project starts with a BIM Management Plan. This document sets out:
- the levels of detail and information required at each stage,
- each stakeholder’s responsibilities (architecture, structure, mechanical/electrical),
- protocols for sharing and updating models,
- the tools and file formats used.
Without a clear BMP, every team models things their own way — and coordination problems tend to surface at the worst possible stage: on site.
